legal requirement for all business premises under the Regulatory
Reform (Fire Safety) Order 2005. We provide thorough and compliant assessments
tailored to your specific workplace — whether it is an office, shop, factory
or industrial unit.
Our experienced assessors identify potential hazards,
evaluate risks to staff and visitors, and provide clear actionable steps to reduce
danger and improve safety. Your business not only meets its legal obligations but
protects its people, assets and operations.
Shops — retail units of all sizes, busy commercial environments
Offices — hazards, procedures and protecting your team

Holiday lets & Airbnb
Devon’s lets
Holiday lets, worked around your changeovers
Devon runs on short-term lets, and a fire risk
assessment is just as much a legal requirement for a holiday cottage as it is for
an office. The difficulty is never the assessment — it is finding a slot when
the property is empty.
We tailor our working hours to suit, whether that means
evenings, weekends, or that crucial changeover window between guests.
Fire door inspections
Service 03
Fire door inspections
Fire doors slow the spread of fire and smoke, protect
escape routes and ultimately save lives. But they only do that if they are
correctly installed, maintained and inspected — and if they are not, you are
not compliant.
We provide professional, detailed fire door inspections for
landlords, business owners, property managers and responsible persons across
Devon and Cornwall.
Fire Safety Order 2005 — the responsible person must keep fire doors in working order
Fire Safety Act 2021 — confirmed fire doors fall under fire risk assessments
Communal fire doors — inspected quarterly in multi-occupied residential buildings
Flat entrance doors — inspected at least annually
Failing to comply could
mean enforcement action or prosecution — and, more importantly, lives at risk.
Service 04
PAT testing
Portable Appliance Testing checks electrical appliances
are safe to use. It combines visual inspection and electrical testing to find
damage, deterioration or faults that could cause an electric shock or a fire.
Faulty appliances increase the risk to occupants and
contribute to fire incidents. Testing finds problems early and demonstrates that
reasonable steps have been taken — which for landlords and property managers
supports your electrical safety duties in rented and commercial premises.
Appliance, plug and flexible cable inspected for visible damage
Class I equipment electrically tested for protective earth integrity
Carried out by insured, qualified and competent staff
A clear report: every appliance listed by type, description and location
Test results and pass/fail status recorded for each item

Why you need one
Nobody expects a fire
But when one happens the impact can be
devastating. As the responsible person for a property, the weight of fire safety
compliance can feel overwhelming. We are here to help you meet it with clarity
and confidence.
Your legal responsibilities
Under the Regulatory Reform (Fire Safety)
Order 2005, every workplace — including communal
areas in residential buildings — must have a written fire risk assessment
carried out by a competent person.
Failing to comply can mean
enforcement action from your local fire authority, invalidated insurance,
prosecution, and the risk to life that sits behind all of it.

Pricing
What a fire risk assessment costs
Every building is unique, so we provide bespoke quotations rather than a fixed
price list — you only pay for what your property actually needs. These are the
factors that decide the time involved and therefore the cost.
Number of buildings
More buildings mean longer inspections and more detailed reporting.
Size of building
Larger premises simply take more time to assess properly.
Number of occupants
Higher occupancy increases both risk and complexity.
Vulnerability of occupants
Elderly or disabled occupants require a more detailed assessment.
Number of floors
Multi-storey buildings need more thorough checks throughout.
How the building is used
An industrial unit presents very different hazards to an office.
Risk level
Higher-risk environments need a more comprehensive assessment.
Sleeping occupants
Care homes and hostels carry stricter requirements.
Type of assessment
Full, basic or review assessments vary in scope and cost.

We cover Devon end to end — Plymouth and the South
Hams in the south, Exeter and the Exe Valley in the middle, Barnstaple, Bideford and
the north coast beyond that. Our office is at Penstraze Business Centre, a short run
over the Tamar, and we are in Devon most weeks. Cornwall and the Isles of Scilly are
covered too. Larger contracts or multiple sites are considered further afield, so it
is always worth asking.

Questions
Fire risk assessments, answered
Do I legally need a fire risk assessment?
Almost certainly yes. Under the Regulatory Reform (Fire Safety)
Order 2005, every workplace — and the communal areas of residential buildings
— must have a written fire risk assessment carried out by a competent person.
That includes offices, shops, factories, holiday lets, HMOs and blocks of flats.
How much does a fire risk assessment cost in Devon?
It depends on the property. The size, the number of floors and
buildings, how many people use it, how vulnerable they are, whether anyone sleeps
there and what the building is used for all change how long the assessment takes.
Rather than quote a number that moves once we see the place, we give a bespoke
quotation so you pay for what your property actually needs. Call and describe the
building and we can usually give you a sense of it on the phone.
How quickly will I get the report?
A detailed fire risk assessment is returned within 5 business
days, subject to all the information we have requested being received.
How often do fire doors need inspecting?
Under The Fire Safety (England) Regulations 2022, in multi-occupied
residential buildings communal fire doors must be inspected quarterly
and flat entrance doors at least annually. The Fire Safety Act 2021
confirmed that fire doors, including flat entrance doors, fall within fire risk
assessments.
Do you assess holiday lets and Airbnbs?
Yes, and a great deal of our work in Devon is exactly that. A
short-term let needs a fire risk assessment the same as any other premises. We will
work around your bookings — evenings, weekends or the changeover window between
guests.
What happens if I do not have one?
Failing to comply can result in enforcement action from your local
fire authority, prosecution, and problems with your insurance. Behind all of that is
the reason the duty exists in the first place: the risk to the people in the building.
Do you cover the whole of Devon?
Yes — the whole county, from Ilfracombe and Barnstaple on the
north coast down through Exeter and Newton Abbot to Plymouth, Torbay and the South
Hams, and east as far as Honiton and Axminster. Cornwall and the Isles of Scilly are
covered as well. Larger properties or multiple sites outside the region are
considered, so it is worth asking.
What standards do you work to?
Our assessments are guided by current fire safety legislation and
British Standards, particularly PAS 79 and BS 9999,
so you can be confident your responsibilities under the Fire Safety Order 2005 are
being met.
